Can I transfer my capital gains from a rental property sale to a rental property purchase 3 months prior?

In 2018 I bought a rental property condo cash, 3 months later (still in 2018) I sold a different condo. Should I be able to transfer my capital gains from this sale to the purchase I made prior?

No, that's not how like-kind exchanges work. Please see theIRS Publication 544 under Like-Kind Exchanges, starting on page 11, for the rules.
