If I sell my vacation property and place the proceeds toward the mortgage on my primary residence do i have to pay taxes on the sale?

If you have a gain on the sale of a second home/vacation home then the gain on the sale is subject to capital gain taxes regardless of how you use the proceeds from the sale.
