Do I list rental property income and expenses under the Business Income and Expenses section or the Rental Properties and Royalties section? I don't think I list twice.

The rental property was my personal residence but now it is strictly a rental. I have a business license with the District of Columbia to rent out the unit. The Turbotax prompts suggest that this information would be appropriate to list in both sections, but I don't think that is the case. Can you clarify where to list this?

Do I list rental property income and expenses under the Business Income and Expenses section or the Rental Properties and Royalties section? I don't think I list twice.

Rental income and expenses are entered in the rental section. It would be a business only if you provided services like a bed a breakfast would.

  1. Search for rentals and then click the "Jump to" link in the search result.
  2. Answer Yes to the question Did you have any rental or royalty income and expenses?
  3. Follow the on-screen instructions as you proceed through the rental and royalties section.
  • We'll first ask you to enter general information about your rental (description, address, ownership percentage, etc.) 
  • Eventually, you'll come to the Rental Summary screen which is where you enter your:

  • Rental income
  • Rental expenses
  • Capital assets and depreciation
  • Vehicle expenses
