I need to be certain that I file for a needed filing extension properly. I need to extend my federal tax return. I live and earned income from a job only in TN. HOWEVER, I do earn income from a rental property in CA. I assume I need to file extensions for Federal, TN and CA. I don't see how to do that. Can you please advise what I need to do in order to properly extend my tax return filing for Federal, TN and CA(I assume I need to extend CA since I have rental income for a property there)?

There is no extra fee to file an extension, but the extension is only to file the return, not to pay. If you don't pay your taxes due by 04/15/2019, you are subject to a penalty. So you should make a payment with your extension if you think you will owe.
To file an extension, go to https://www.irs.gov/forms-pubs/extension-of-time-to-file-your-tax-return.
