Catch up Depreciaton on Rental

I need to decide which year land value percentage to use.

Purchased for personal use in 1997 land =10.53%. (about, only have example from 2001)

Placed in Service 2012 land 6.43%.

I'm using the adjusted purchase amount as basis. They seemed to have changed their minds about the percentage after 2002. It seems a big difference. Maybe because it's a townhouse with two stories. I'm also reading that there may be a zero % land value for condo/townhouses because HOA owns the land?

Please advise which land % to use.

Catch up Depreciaton on Rental

I assume that you're talking about the assessor when you list these percentages.  And in that case I would use the percentage from the year that you placed it into service.  Document what you have done and save copies of everything in case your valuation and percentages are ever called into question.
