Can I deduct the 18% commision that my property management company charges even though the tenants make the payments to them directly and they send me the net payment?

This is an Airbnb where the tenants stay for 1 day or more, but when they pay it goes to the property management company the gross and they in turn take 18% off the top and send us the net payments.

Depends.  If the property manager sends you an income statement (1099-K or 1099-Misc), that includes the 18% as income to you, you can definitely deduct the commission as an expense.

 

However, if your income statement doesn't include the fees (net income), then don't deduct them again.
