NY K1 for non resident

Hi ,

I invest in a real estate partnership that does business in NY. I don't live in NY. My question is how do i read K1 to tell if there are gains or loss? I have 2 K2, 1 look like a gain and other look like a loss but i am not too sure. is Current year increase (decrease) consider a gain/loss under Partner's capital account analysis
