You move to another state. Keep your current home but change it to a rental SFR, with the intent to 1031 exchange it later on.
- How long does it need to be rented before you can exchange it in a 1031 ?
- During this time, does it need to be rented all the time or are some gaps allowed - e.g. lease expiration, new tenant move in, etc. ?
- During this time, does it need to be rented at full market rate (and who determines that) or is it reasonable to lease it at less than that, e.g. to a very good tenant you prefer to keep ?
- What is / what are the relevant IRS criteria to determine eligibility for a 1031 exchange in this case ?
