My LLC owns property in another state, do I need to file a personal income tax return in that state?

We live in Colorado and have an LLC that owns a rental property in Hawaii. It operates at a loss and shows up as such, via the K-1 forms, on our federal return. But do we need to file a personal tax return in Hawaii?

Yes, according to the instructions for Form N-11, you must file if you do business (receiving rents is doing business) even if you don't have taxable income. 

Even if not required, it would be a good idea to file to document losses that come into play later when you sell the property.
