Is the sale of a rental property (always in rental use) always shows up as a sale of business property in a separate category?

Yes, the sale of the rental will show up in the sale of business property section category. On your return, the amount will flow through Form 4797, then Schedule D where its netted out with other gains/losses, then finally onto line 13 of your 1040.
