• My business is residential real estate rentals
• My one rental property left is located in Georgia
• I lived (where my business was located) in Georgia Jan-Mar 2021
• I lived (where my business is now located) in Florida April-Dec 2021
• What state(s) do I file in?

You would file a Georgia State Income tax return for your S-Corp. Florida has no state income tax and you had no Delaware-sourced income. Note that all your rental activity occurred in Georgia, so you would report the full year to that State.
