My husband and I file separately but just bought a house last year. Do we both file the information on our returns? Or just one of us?

You have not said  why you file separate returns-- a different issue--but if you do that, then you can each enter the percentage of the mortgage interest, property tax, and/or loan origination fees that you have paid in 2018--no double dipping and each claiming 100%.  Or you can decide to have only one of you use it but then the other spouse must itemize some other deductions.

With the new higher standard deductions it is going to be difficult for a lot of people to have enough itemized deductions to exceed their standard deduction and have any effect at all.  If you only owned the house for part of 2018 it will be even harder.

2018 Standard Deductions:

Single   $12,000  (+ $1600 65 or older)

Married Filing Separately    $12,000  (+ $1300 65 or older)

Married Filing Jointly  $24,000  (+ $1300 each spouse 65 or older)

Head of Household  $18,000  (+ $1600 65 or older)


If you were legally married at the end of 2018 your filing choices are married filing jointly or married filing separately.

Married Filing Jointly is usually better, even if one spouse had little or no income. When you file a joint return, you and your spouse will get the married filing jointly standard deduction of $24,000 (+$1300 for each spouse 65 or older)  You are eligible for more credits including education credits, earned income credit, child and dependent care credit, and a larger income limit to receive the child tax credit. 

If you choose to file married filing separately, both spouses have to file the same way—either you both itemize or you both use standard deduction. Your tax rate will be higher than on a joint return. Some of the special rules for filing separately include: you cannot get earned income credit, education credits, adoption credits, or deductions for student loan interest. A higher percent of your Social Security benefits may be taxable.  In many cases you will not be able to take the child and dependent care credit. The amount you can contribute to a retirement account will be affected. If you live in a community property state, you will be required to provide additional information regarding your spouse’s income. ( Community property states:  AZ, CA, ID, LA, NV, NM, TX, WA, WI) If  you are using online TurboTax to prepare your returns, you will need to prepare two separate returns and pay twice.

Some information on home ownership:

Home Ownership

There is not a first time home buyers credit on a Federal return. That ended in 2010. If your state has such as credit, you will be able to enter it when you prepare your state return.

Buying a home is not a guarantee of a big refund.  Your deductions for homeownership combined with your other deductions (if any) must exceed your standard deduction to change your tax due or refund. If you purchased your home late in the year, you do not even have a full year of home ownership deductions.

Your closing costs on your new home are not deductible except for prepaid interest, prepaid property tax or loan origination fees.  There are no deductions for appraisal, inspections, title searches, settlement fees. etc.

Your down payment is not deductible.

Your homeowners insurance for fire, hazard, flood, etc. is not deductible for your own home.

Home improvements, repairs, maintenance, etc. for your own home are not deductible.  

Homeowners Association  (HOA) fees for your own home are not deductible. 

Go to Federal> Deductions and Credits> Your Home to enter mortgage interest, property taxes,  private mortgage insurance, and loan origination fees (“points”) that you paid in 2018.  You should have a 1098 from your mortgage lender that shows this information.

You can split the mortgage interest and property taxes any way you want but don't claim more than the total.  If you live in a community property state, you may be required to split the deductions 50/50.
