I purchased a Condo as an office, what deductions can I take? I use 2/3 s of the space and make the Bed Room available for non business guests.

My Condo is 830 Sq feet, bedroom is 168 sq ft. I occasionally use the bedroom for guests and do not have Business equipment or materials there. Office consists of two computers with desks and file cabinets. I have a coach and two chairs and a conference table. How much can I deduct and since I own it do I take depreciation plus Condo Fees?

You can take the percentage of exclusive business use for depreciation and any expenses including the condo fees. This would probably exclude the bathroom and kitchen since they would be used by your personal guests.

You can deduct 100 percent for your computer and furniture that has no personal use.
