I paid for the buyer's home warranty as part of the closing when i sold my house. Can i deduct this as an expense?

No.  Unfortunately, the IRS doesn't allow you to deduct the cost of a home warranty as a seller's expense when you're computing any gain or loss on the sale of your home.
