I bought land in 2018. It was a vacant lot in a new subdivision. Are any of the fees, title, recording etc tax deductible?

Unfortunately, if you purchased this land for personal use (not rental property) you will not be able to claim these expenses as a deduction.

You will, however, be able to include these expenses as part of the cost basis in your home that you build.
