If you are married filing separately, all you will need to do, in the interview section is select that you earned income in another state, then select DE.  You will file a DE nonresident return claiming the income from the sale of the property.  As you walk through the state, you will be able to  make adjustments to have only the income from the sale of the property included on the DE return.  Since you live in FL, you will not need to file a resident state return.
