Short-term rental property's days rented question

Hello,

I owned a short-term rental property at the beginning of 2022 but sold it on 6/30/2022; so I owned it for 180 days in 2022.

 

 

Per the Turbo Tax screenshot, I am trying to determine and confirm the correct number of days rented to report for the rental property based on the following:

  • Short-term renters rented the property for 104 days
  • Property was available to be rented for 15 days
  • Property was unavailable to be rented for 59 days due to various maintenance and improvement work activities
  • I used the property for 2 days for vacation purposes

Am I correct in thinking that the "days rented at a fair rental price" number would be 119 days?
That is, 104 actual days rented + 15 available days to rent?

No. Days rented would be 104 and days of personal use would be 2.

The vacant days really don't affect anything, provided the property was classified as a rental for those vacant days.

No.  The days rented at a fair rental price are the days it is actually rented.  It does not count the days it was vacant but available for rent.  So if you only had it rented for 104 days, then you would enter 104 days there.
