Purchased rental condo in HI, managed by a rental pool. Recd 1009-misc with Rents (box 1) and Other income (box 3). TT won't allow both on same form.

TT response after I enter all the 1099 misc info is this:

"Can't report this income here

You entered other income of $ on this Form 1099-MISC.

You can't report other income on a rental property.  You can report this income on another form or schedule later in the interview."

But I can't see where I am supposed to report the Box 3/Other income amt. Where do I do this?

It depends on the type of Other Income reported on Form 1099-MISC

If the other income was received in lieu of rent your Rental Property, enter this under Rental Income without 1099-MISC.

If the other income was not related to your Rental Property, add another 1099-MISC with only Box 3 income. Answer the questions that follow as not related to your main job or an intent to earn money. This income will be reported on Form 1040 Line 21.

Thanks Patricia!  I believe it's income from the common-owned conference rooms at the site and comes via the HOA rather than the rental program.  Based on your reply, this is coming via the HOA but still related to the condo complex (just not my actual condo unit), so I'm thinking it should be considered Rental Income without a 1099-misc. Would you agree? Thanks in advance!!

Yes, it is rental income (for the common property).

I have a similar problem. My property management company put other income amounts for cleaning, maintenance, and repairs paid by the tenant.  Does that mean I should go back and remove the amount originally entered in box 3? I.e. edit the 1099-MISC and leave box 3 blank?  Right now the 1099-MISC Summary page says:
"Here is a list of 1099-MISC entered but not yet reported on a form or schedule."

I thought I read that I could deduct that amount from my expenses for the same things, but that sends me back to questioning if I omit the amount in box 3?

No, enter the income on Form 1099-MISC as it was reported, but on a separate 1099 than Box 1 (Rents). Then report the expenses that relate to the Box 3 income as Rental Expenses.

On the "Was Income for This Property Reported to You on Form 1099-MISC?" page, do I select "Yes, some income for this property was reported on Form 1099-MISC, but I had other income as well."?
