FOR 2016 YOU CAN USE THE ONLINE OR DOWNLOADED VERSIONS ...

The 2016 Desktop software (CD/Download) can be purchased from TurboTax at the following link :

https://turbotax.intuit.com/personal-taxes/cd-download/

For 2016, all the downloaded programs will handle all tax forms.

Basic doesn’t include a state program (it is an extra cost) however the Deluxe version or better does include one state program.

You can efile up to 5 federal returns for free however there is an extra cost to efile each state return (mailing them is free).

--------------------

The 2016 Online version can be purchased here:

https://turbotax.intuit.com/personal-taxes/online/

Since you have Rental Income (Schedule E) you will need wither  - Premier or Home & Business  (now called Self Employed)

The online program only completes one return per user ID and the state program is an added cost however you can efile the federal and state returns for free.

FOR 2013 YOU MUST GET THE DOWNLOADED VERSION FOR THAT TAX YEAR....

You can use the Deluxe ... buy the 2013 here (but do it quickly since it will not be available much longer)  https://turbotax.intuit.com/personal-taxes/past-years-products.jsp

For 2016 you can use either the Online Self Employed version or any of the Desktop installed programs here, https://turbotax.intuit.com/personal-taxes/cd-download/

For 2013, Online is only for the current year so you have to buy the Desktop CD/Download program here https://turbotax.intuit.com/personal-taxes/past-years-products/

Or you can get the blank forms from the IRS and do them by hand.  Either way you will have to print and mail prior year returns.  And send each year in a separate envelope so the IRS doesn't miss any.
