Cost segregation duplex

I live in a duplex as a primary residence. Can I do a cost segregation the unit I do not live in? That unit Willie an airbnb. plan to make

Hi am120!

Yes, you can allocate your expenses for the duplex based on square footage. If they are the same size, you would just deduct 50% of mortgage interest, property tax, etc. for the airbnb.

For a duplex, Can I have one unit that is short term rental and the other long term? Will they depreciate the same?

You can rent them both out, one as short term and one as long term. They would be treated separately on your tax return and depreciation would depend on how many days the short term rental is rented.
