No. You are not required to claim QBI every year. I myself have 3 rentals also, and I don't come anywhere close to the 250 hours of being directly involved in the management of all three properties combined. I also find it not worth the effort to keep the detailed records required for the QBI deduction, even though I am directly involved in the management and all management decisions.
