Since you have two separate rooms with two potential tenants staying different amounts of time, you should list each separately.
Divide by square footage. Common areas are considered personal use. If the entire property is 1000 square feet and each room is 100 square feet, give 10% of each expense to each room. This only counts if the property is in service, meaning rented or available to be rented.
