No on all except the bed. You can't go claiming your personal appliances as a rental expense or depreciate them just because you share them with the renter. It's also a waste of time to try and depreciate them, since depreciation is based on the "LOWER" of what you paid for the appliance, or it's FMV at the time placed in service. You're creating additional paperwork for yourself down the road, that will not be worth it. Especially since it would not be 100% business use.  It's like you're trying to grab the few pennies amongst all the 100 dollar bills.
