Depreciation is how you claim a deduction for money invested in rental property. It's best explained by example. You paid $100,000 for a rental house. The land is worth $20,000 and the building $80,000. You may not depreciate land.
$80,000 divided by 27.5 years = $2909 you may deduct each year as depreciation.
