Thanks. Very helpful. I do stay some days in the house when I am down to supervise or personally clean, repair, or maintain the property. I do not count these as personal use days. Although I find the judgment on what constitutes an "improvement" sometimes blurry, your explanation of whether an appraiser would say it has added substantial value to the house is a good criteria.
