If the portion that you rented out is considered to be a separate unit (and it sounds like it is), then you have to calculate the portion of the gains that are only attributed to your part of the house (and not the rental portion).  So for example, if you rented out what could be considered to be 50% of the house, then the maximum amount of the gains you could exclude would be 50% of the gains.
