I've owned the rental for 10 years.

I have no mortgage on it.

I'm selling it STARTING this year on contract.  The contract starts July 31st, 2023 and goes for 4 years, until July 31st 2027.

Large down pmt this year.

Monthly payments, including interest start in Aug, 2023.

My questions are/were: How do I report it within TT?

Including the down pmt, monthly pmts. and Sold versus selling?
