The most reliable and defendable way to determine the fair market value of a home is by getting a formal appraisal of the property as of the date of death.  If that isn't possible, a local real estate agent may be able to provide a market estimate based on other sales in the area.  Keep in mind the longer you hold the property, the greater chance that the value will change (either increase or decrease) from the date of death.
