Yes, on both questions.  

 

It is reasonable to allocate part of the common area with the rental as long as you 'keep' some of the space allocated to your own personal use.  

 

Similarly, if your whole house was available to be rented but it was actually vacant, it was considered to be a rental property during that time when you were not living there.
