I used the simplified method for home office expenses for a period of 2.5 years in my personal residence. Do I need to claim depreciation after selling the residence?

Also, I did not claim any depreciation during those tax years that I claimed the home office expense. If I understand it correctly, since I used the simplified method for home office expenses, I am not required to claim any depreciation for selling the property. Yes/no?

No, if you always used the simplified method to claim your home office expenses, then you do not have any depreciation to claim when you sell your home.  The simplified method does not include any depreciation.
