Enter the sale transaction in Sale of Property (below Expenses).

so don't enter realtor commission fees under "Expenses?" - OK!

BUT if I enter under the next row like you recommended - my refund actual goes DOWN after entering realtor commission fees - ugh.

You have not even entered the rental income yet  or the usual expenses like RE taxes and insurance.  PLEASE click on each tab in order and read the screen instructions carefully.  Don't get ahead of yourself ... if you finish the entire rental section and still have something you have not yet entered then post back with that one item.
