You will need TurboTax Business to do the S Corp.  TurboTax Business will produce a K-1 for your personal taxes.

TurboTax Business can also handle the LLC for rentals but it is a little tricky.  See screenshots.

After that, you need a TurboTax product to do the personal taxes as Business will only do businesses.  TurboTax Premier is the best for real estate and investments if you don't need to do a separate form for the LLC.

I prefer CDs, but most younger people like the online.  I am attaching links to compare if you want.
