Rental depreciation appear to be incorrect

I have a cost basis of $169k (this already removed the land value) and I started renting 7/1/2024. Based on the 27.5 year schedule and the fact that I only rented for half a year, it should result in $169k / 27.5 / 2 = ~$3k, but what I got was ~$1.4k. Does anyone know what’s going on?

Rental depreciation appear to be incorrect

Go back to the Property Profile for your Rental.  Make sure when you indicated number of 'days rented in 2024' that you enter 0 for 'Personal Use Days' (referring to during the time it was rented). 

 

Let us know if this doesn't resolve your issue, and we'll try to help further, but this is a common error when first setting up a rental property.
