I have a out-of-town short term vacation rental. It's advertised and available for rent year-round, but mainly rents weekly in the summer months. I have to travel there every couple of months to do cleaning and maintenance. There may be a few days here and there that I relax and take it easy, but the majority of each trip is spent doing maintenance, repairs, and cleaning. As I think I understand it, I claim 100% business use for this property. On schedule E, how should I enter Days rented and Days of personal use? Do I need to count those days I rested as personal use days on Schedule E even if the purpose of the trip was cleaning and maintenance? Are days rented, the days actually rented out or days available for rent (365)?
I've heard various opinions on these questions and would like some guidance. Thanks in advance for your help.

If you did not perform maintenance or cleaning on some of the days, then those days should be considered 'personal use' days. But, only you know how long you actually spend working on the days that you are performing maintenance or cleaning. Other days of personal use would include any time that you allowed another person to use the property without paying rent. If you deem that all of the days you were at the property were for business purposes, then the property would be considered to be 100% business use.
As for the days rented at a fair rental price, that would be the actual days it was rented. Vacant days do not count even though the property was available for rent.
