Calculating depreciation when interruption in renting room out in house.

If I rented out and depreciated a room in my primary residence during two consecutive years, and then I stopped renting for the next two years during which time there was personal use of the room,  and then in the 5th year I resume renting the out the bedroom  how do I then calculate depreciation? Have I used up 2 out of 27.5 years of usable life, or have I used up 4 out of 27.5 years of usable life, or do I reset the clock and now have 27.5 years of usable life again when I calculate depreciation for the rented space in my house for the year I restart renting? It was not on the market during the off period due to the pandemic.

Typically, depreciation continues on rental real estate unless the property is taken completely out of service (i.e., not available for rent). Otherwise, depreciation deductions continue.

 

If the property is taken out of service, then the basis for depreciation needs to be recalculated when it is placed back into service.

Typically, depreciation continues on rental real estate unless the property is taken completely out of service (i.e., not available for rent). Otherwise, depreciation deductions continue.

My room was completely taken out of service for rent during the pandemic related to health/high risk concerns. Does the clock start over on useful life, so it is again 27.5 years if I begin re-renting the room in 2023?
