My deductible expenses as a full-time realtor are not being counted. They do exceed the standard 12,000 deduction almost three-fold . Can this be right?

Do not confuse self-employment deductions (Schedule C) with personal ones (Schedule A). Only Schedule A is compared to the Standard deduction to see which is larger.
