For mortgage applications, the banks typically want to see the more "official" transcript directly from the IRS. This transcript shows what is actually recorded with the IRS, while what is in TurboTax shows what taxpayer prepared on the tax forms.
Most of the time, the tax return in TurboTax is the same as the transcript. However, one could prepare a tax return in TurboTax but never file it or could amend it at a later date, which is why the bank requests the copy that is from the IRS.
You can request the official IRS transcript be sent directly to your bank with the form found here: Form 4506-T. The instructions for submitting the form by mail or fax are on page 2.
If you did not file a return, the transcript would confirm this for the bank.

No I need a copy also
Form 4506T is used to request a transcript from the IRS. It is not part of your tax return. You can download a blank form from the IRS web site and fill it out yourself, and mail it to the IRS, or sign it and give it to the bank to mail. (If the bank wants your transcript mailed directly to the bank, they need to provide their address.)
Usually, the mortgage lender will give you a copy of form 4506-T already filled out, that you sign for them.
