You can't deduct the house payment itself.  You can only deduct the real estate taxes, mortgage interest and mortgage insurance premiums.  You need to have something in writing from whoever is holding the mortgage stating that you can take these deductions, otherwise you cannot. If you are in a rent to own situation, you will most likely not be able to take these deductions, as the primary owner will take them on their taxes.
