Each owner can claim the share of the mortgage interest and property taxes that he or she actually paid.

As long as your name is on the mortgage, you can claim 1/3 (or some other percentage that you all agree on... e.g., 40%, 40%, 20%, 100%, 0%, 0%, etc.) of the mortgage interest and real estate taxes if you paid for those.. Obviously, all of your shares can not add up to more then 100% of the total mortgage and/or real estate amounts.
