For total expenses of my entire home, should I enter for the year or what the average total is per month?

In case you ever get audited, you need proof for all the deductions claimed on your income tax return. Enter the actual amount of your total expenses and not the average or estimated amount for the year.

I sold my half share of a owner-occupied duplex last year to other co-owner via quit claim. I am reporting the sale & have questions re: business % use changes, quit claim/settlement, and my sales price vs original basis.
