Non Resident Allocation worksheet for a passive rental property

I receive yearly income from a land lease in NY.  I do not live in NY, nor own any residential property.  I haven't even set foot in NY for at least 12 years.

 

I receive approx. $31,000 a year from the lease.  I file as a IT-203.   On the allocation sheet-- the total for Column C is 194K ; the total for column D is the 31K.

 

My interest income is around 10K in Column C--but I have a 0 in Column D.  The same is true of my IRA distributions, my taxable pension and my social security benefits.

 

Am I completing that form correctly?

Non Resident Allocation worksheet for a passive rental property

Yes, the New York Column C is the total income and the Column D is the New York source income.  New York source income is earned from New York, and interest and retirement in general are state source income for your resident state.  As a nonresident, you only pay the tax on the proportion of the New York income applied to the calculated total tax due.
