    <description>&lt;P&gt;&lt;STRONG&gt;No&lt;/STRONG&gt;, you cannot claim the home as a rental for the full year 2025&amp;nbsp;if you only started renting in &lt;STRONG&gt;November&lt;/STRONG&gt;.&amp;nbsp;You can only claim &lt;STRONG&gt;rental expenses and depreciation&lt;/STRONG&gt; for the &lt;STRONG&gt;portion of the year&lt;/STRONG&gt; the property was actually available for rent/placed in service.&lt;/P&gt;

&lt;P&gt;The deductibility of your "upgrades" depends on whether the IRS classifies them as &lt;STRONG&gt;Repairs&lt;/STRONG&gt; or &lt;STRONG&gt;Capital Improvements&lt;/STRONG&gt; and &lt;STRONG&gt;when&lt;/STRONG&gt; the work was done.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Deductible Repairs: These are expenses that &lt;STRONG&gt;maintain&lt;/STRONG&gt; the property but don’t add significant value. eg: painting, fixing plumbing issues.&amp;nbsp;You can deduct these in &lt;STRONG&gt;2025&lt;/STRONG&gt;, even if done before the rental started, &lt;STRONG&gt;as long as they were made to prepare the property for rental&lt;/STRONG&gt;.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;Capital improvements:&amp;nbsp;These are upgrades that &lt;STRONG&gt;add value&lt;/STRONG&gt;, &lt;STRONG&gt;extend the life of the asset. &lt;/STRONG&gt;eg. new roof, HVAC, remodel.&amp;nbsp;These must be &lt;STRONG&gt;capitalized and depreciated&lt;/STRONG&gt; over &lt;STRONG&gt;27.5 years&lt;/STRONG&gt; for residential rental property.&lt;/P&gt;

      <description>&lt;P&gt;Can you claim your home as a rental for the full year if you do a mid term rental?&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;if I started November of this month would whole 2025 count as a rental and then an I claim necessary upgrades I did?&amp;nbsp;&lt;/P&gt;</description>
