First year with this error despite depreciating the rental property since 2008. This year it has selected 50/100 Special Depreciation Allowance for my rental property as an Asset, and won't let me de-select it.

There have been some issues with the rental property section of TurboTax this year. The fix should be arriving with the software update this Thursday. Please check back on Friday to make sure that the system has had time to update.

I tried again this morning (2/28/26) to deselect the 50/100 Special Depreciation Allowance box on Schedule E, and the issue has not gone away. It still won't hold the selection and keeps asking me to fix the error repeatedly. This one item is preventing me from filing my taxes electronically, and I have spent more hours trying to resolve this one issue than I did preparing my entire tax return. This is quite frustrating.

Following up here again to see what the next steps are to get this issue resolved so that I can e-file my return. I even deleted an asset from Schedule C that was new and had special depreciation in 2025, and re-entered the asset in Schedule C without any special depreciation, but that did not fix the problem in Schedule E with special depreciation selection at 100/50% for the rental Residence. There is no special depreciation taken anywhere in the 2025 return.

We would like to research this experience further. It would be helpful to have a TurboTax ".tax2025" file that is experiencing this issue.

You can send us a “diagnostic” file that has your “numbers” but not your personal information.  If you would like to do this, please follow these instructions:

In TurboTax Online, open your return, go to the black panel on the left side of your program and select Tax Tools.

Then select Tools below Tax Tools.
A window will pop up which says Tools Center.
On this screen, select Share my file with Agent.
You will see a message explaining what the diagnostic copy is.  Click okay through this screen and then you will get a Token number.
You may wish to snap a screenshot to post instead of the actual number.
Reply to this thread with your Token number (including the dash) and tag (@) the Expert requesting the token from you.
Please include any States that are part of your return - this is VERY important.

If you are using TurboTax for Desktop, go to Online in the top menu, then choose "Send Tax File to Agent."

We will then be able to see the same experience you are having. If we are able to determine the cause, we'll reply here and provide you with a resolution.

This is a known issue in TurboTax and we are working to resolve it as soon as possible. As soon as we have a resolution for you, we will update you in this Community thread.

In the meantime, have you tried deleting the Schedule E asset with the form error? You should be able to re-enter the asset using your asset entry worksheet from last year and possibly resolve the issue preventing you from filing your return.

I reported this issue on 2/24/26 and it still has not been resolved (I attempted to e-file again today).

I am using the online version of turbo tax for 2025 and did for 2024 as well.

I can't find the Asset Entry Worksheets anywhere in the 2024 return, nor in the preview of the 2025 return.

I can only see the Asset Entry Worksheet for 2025 for the specific asset (residence in Schedule E) that is having the issue, but it won't let me print the worksheet or view it in any convenient way (you can only see 5 lines in a small window).

I am concerned that if I delete the primary asset for Schedule E (the rental residence), that it will mess up the schedule or my return overall, or that I won't have all of the information to re-enter it correctly. What can be done to fix this issue? It's been over 3 weeks now.

If your saved return from last year doesn't include an Asset Entry Worksheet, you can also use the Depreciation and Amortization Report (see below). This is a TurboTax schedule and not part of your official IRS return. However, the information you need to re-enter the asset is included on this report.

Note that deleting an asset from your Rental Property will not change other information entered for that property or anywhere else on your return.

As I stated before, I am using the online Turbo Tax, not the desktop version. The only document I can find for 2024 is the actual tax return that was e-filed. How can I access the Depreciation and Amortization Report for tax year 2024 using Turbo Tax online?

You can retrieve this worksheet after you open your prior year return (see below) by printing or previewing the entire return (including worksheets).

If you used TurboTax Online last year, follow these instructions:

Sign in to your TurboTax account. Make sure you're using the same TurboTax account (same user ID) as in previous years.
From Tax Home, scroll down and select Your tax returns & documents. Select the year you want and select Download/print return (PDF).

Note: If the year you're looking for isn't there, it might be in a different account. Go here to find all of your accounts. One of them should have the return you're looking for.

@edaviles2 Please try unchecking all of the boxes on both of these lines and then running your error check again.

Note: make sure you leave all of the boxes blank when un-checking them, rather than moving anything from yes to no or vice versa. Not saying you had made any mistakes before - I understand this was a new issue this tax year - I just found that this was the key step to clearing the error.

I am using online turbo tax. It only allows me to uncheck the box in the description of the error. There is no way to uncheck the box in the actual worksheet, you can only select a different box. You also can only edit the one line regarding 50% SDA. I have tried every single possible iteration of checking/unchecking the box above the worksheet and the boxes in the worksheet. Nothing works. TurboTax sometimes "sticks" a value in a hidden field that you cannot see or uncheck. The most effective way to clear this is to remove the asset and re-enter it from scratch.

Go to the Federal tab and select Wages & Income.
Navigate to the section where the asset is located (usually Rental Properties and Royalties or Business Income and Expenses).
Find the Asset Summary or Depreciation list.
Delete the specific asset causing the error. (Note: Take a screenshot or jot down the asset's cost, date placed in service, and prior depreciation first).
Run the Review/SmartCheck again while the asset is gone to ensure the error disappears.
Re-add the asset. When you get to the "Special Depreciation Allowance" screen, ensure you select "No" or leave the SDA section blank.

Method 2: Manual Form Deletion

If deleting the asset itself doesn't work, there might be a corrupted Asset Entry Worksheet lingering in the background.
In the left-hand menu, select Tax Tools > Tools.
In the pop-up window, select Delete a form.
Look for the Asset Entry Worksheet associated with that specific asset (it will usually have the asset's name).
Select Delete next to that worksheet.
Go back to the interview section and re-enter the asset info.

After trying to have turbo tax fix this issue since 2/24/26, I finally decided to try deleting the asset and re-entering it. As I suspected, I can't re-create the asset as it was before. The asset (the residence) had a depreciable basis of $63,202 before I deleted it (I can see this in the 2025 Depreciation and Amortization Report from before I deleted the asset). Now that I have re-entered the asset with all of the correct information exactly as it was before, the asset now has an incorrect depreciable basis of $126,404 and 2025 depreciation amount of $7,980 instead of $2,299 (based on 27.5 yr recovery period). Please guide me as to how I can re-create this asset as it was before? I'm very frustrated that I finally gave in and did what you asked by deleting the asset, and it has messed up the depreciable basis and current year depreciation. I can't believe how much time and energy I'm having to put into fixing my tax return due to your software's issues.

I finally gave in and deleted the asset as turbo tax recommended several times. When I answered the questions to re-enter the asset exactly as it was before, the software now shows the wrong Depreciable Basis for the asset (residential real estate) and incorrectly shows the 2025 depreciation for the asset as $7,980 instead of $2,299 as it was before in Form 4562 (Depreciation and Amortization Report). Now that the asset has incorrect information after deleting and re-entering it, how do we correct Form 4562 using online turbo tax? This is exactly why I didn't want to delete the asset and waited patiently for six weeks for Turbo Tax to correct the issue with the software. I am on hold now with customer support and so far, they have been of little help. I have spend more hours trying to fix this issue than I did preparing my taxes and this customer support process has been very frustrating. If I have to start the return over now due to turbo tax's software issues, this will definitely be the last year I use turbo tax and I will make sure to post about my experience in online forums.

The issue you are encountering using TurboTax Online for a previous asset is unfortunately tied to the SDA error you've seen in Final Review. Because the 50% SDA is being disallowed, your depreciable basis is incorrect when entering the original data.

To fix this, when asked to Confirm Your Prior Depreciation, enter the total of the SDA you took in the first year ($63,202) and the prior depreciation that has been reported for the property ($37,631). With an original cost of $126,404, this should result in a depreciation deduction of $2,299 for 2025.
