Mom died in 2025. Land was transferred to me worth $6,000 as her only heir.

Is this a "distribution"? How do I report a land transfer in TurboTax Business Desktop?

TurboTax asks "Did the estate make any distribution"? The screen defines "distribution" as "the dispersal of income earned during the year" or "distributions made from the original assets or principal left by the decedent."

What is land?? I got no money and haven't sold it. Answering yes to "Did the estate make a distribution" puts $6,000 on Schedule B line 9 ("income required to be distributed currently")

This is not "income"

Help!

Correct, not income.

This is technically termed an "in-kind distribution". It is not taxable and actually does not need to be reported on a 1041 since it's corpus (principal) of the estate. You would take the estate's basis (normally the FMV on the date of death).

Thank you.

Per the IRS 1041 instructions it looks like I need to put the transfer on 1041 Schedule B line 10 as a distribution of property in kind.

How do put this on Schedule B in Turbotax?

You actually don't have to do that; it's not taxable. If that were the only asset, item, or cash being distributed (with no income or gain), a 1041 wouldn't even be required to be filed. That line is for second-tier distributions.

Otherwise, you can enter it in Forms Mode.
