      <description>&lt;P&gt;Ah, TurboTax has those questions set up to classify you as real-estate professional. &amp;nbsp;In order to demonstrate material participation in a real estate activity and have it be a business instead of rental activity you have to spend more than 50% of your work time in real estate related activities and have more than 750 hours in real estate activities for the year. &amp;nbsp;If you qualify for both of these then you qualify as a real estate professional and the rental activity is a business and not a passive activity.&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;When you start the rental property TurboTax will ask if you are a real estate professional and ask about your participation in real estate activities. &amp;nbsp;If you can answer yes to both of the questions then you'll be classified as a real-estate professional and all of your rental activities will not be shown as passive income.&lt;/P&gt;

Most landlords are active participants, but not material participants. &amp;nbsp; How much you can deduct is based on how much you're involved with managing your properties. &amp;nbsp;&lt;/P&gt;

      <description>&lt;P&gt;Wow so turbo taxes online forms dont allow this to be correctly classified which is truly insane to me and I called for help and was incorrectly told information.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;you need to download the TurboTax desktop Verizon and correct this manually under the forms for that schedule E (the check boxes -material and other)&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;finally got it to work but shame online software isn’t up to date for this feature&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;There are several replies in this thread, and some have correct info, but it's all a bit complicated.&amp;nbsp;&amp;nbsp;As someone mentioned, just having material participation doesn't make a rental non-passive.&amp;nbsp;&amp;nbsp;&lt;STRONG&gt;In addition to material participation&lt;/STRONG&gt;, it also needs to be &lt;STRONG&gt;either a short-term rental&lt;/STRONG&gt; (an average day of less than 7 days during that year), &lt;STRONG&gt;or if it's a long-term rental you have to qualify for real estate professional status&lt;/STRONG&gt; (more than half of your time spent in a real estate business and at least 750 hours for the year).&amp;nbsp;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;TurboTax has the ability to handle the situation if you are a &lt;STRONG&gt;real estate professional&lt;/STRONG&gt;.&amp;nbsp; But TurboTax doesn't have the ability to handle this situation correctly for short-term rentals (the "STR loophole" or "STR tax strategy").&amp;nbsp;&amp;nbsp;But there is a workaround only for &lt;STRONG&gt;TurboTax desktop&lt;/STRONG&gt;, if you go into forms mode and you're using. You can select material participation in forms mode and select to make it a non-passive activity.&amp;nbsp;&lt;STRONG&gt;TurboTax Online&lt;/STRONG&gt;&amp;nbsp;still currently doesn't have the ability to handle short-term rentals with material participation correctly.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;Material participation&lt;/STRONG&gt; is different than active participation. Material participation is necessary for real estate professional status or the STR strategy.&amp;nbsp;It requires that you or your spouse spend at least 500 hours during the year on the rental, or 100 hours if you spend more time than anyone else, or another option is if you do substantially all of the work for it.&amp;nbsp;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&lt;STRONG&gt;Active participation&lt;/STRONG&gt; is a test that is used with the $25,000 rental loss allowance that is available if your income is under $100,000 (or partially phasing out up to $150,000).&amp;nbsp; Active participation is a much easier test and just requires that you are generally actively involved in managing the rental.&lt;/P&gt;</description>

      <description>&lt;P&gt;&lt;SPAN&gt;For those like me that found this thread as they tried to figure out why TT was not recognizing the ability of an individual to take advantage of the "STR Loophole", here are a couple of things I learned:&lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&lt;SPAN&gt;1) The original poster and the most recent posts (particularly MCSmith1974 and taxmodern) are spot on. TT does not ask the right questions during it's EasyStep process to complete your taxes correctly for this situation. You aren't going crazy. Other posters are not wrong, just focused on different situations.&lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&lt;SPAN&gt;2) You will need to modify the IRS Forms directly if using TT, you will also need the desktop version. Yes this sucks and begs the question why did we buy the more expensive "Home &amp;amp; Business" or "Premier" version when this error exists and has not been fixed for over a year (original post was for 2024 tax year). I wish I would have known about this deficiency (not just for 2025 but also for prior years!).&lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&lt;SPAN&gt;3) Use a quality LLM (i.e. Gemini) to get your answers and detailed instructions. These tools are now so good. Use them to better understand the convoluted IRS forms and instructions as well as providing some reasonable advice (note that the TT specific guidance might be wrong or outdated).&lt;/SPAN&gt;&lt;/P&gt;&lt;P&gt;&lt;SPAN&gt;4) Go to Youtube and search this question. If lucky like me, you will find the video posted by taxmodern (previous post) that cracks the code and gets TT to do what you need. Many thanks to taxmodern for this help!&lt;/SPAN&gt;&lt;/P&gt;</description>

      <description>&lt;P&gt;I am experiencing the same issue voiced by others.&amp;nbsp; During the TurboTax interview, it immediately declares that I do not qualify as a real estate professional.&amp;nbsp; I believe the interview is assuming that the high income from one spouse negates that the other is the real estate professional.&amp;nbsp; I have been using TurboTax for many years with these same properties and haven't had this issue.&amp;nbsp; The interview has changed, and I believe has incorrect logic.&amp;nbsp; What to do?&amp;nbsp; Anyway to go into the forms and fix this directly?&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;</description>
