    <description>&lt;P&gt;We had to replace our rental bath floor and tub surround due to water damage. It was occupied and the repairs had to be made.&amp;nbsp; Is this an expense or depreciation? If depreciation, which category, i.e. H or I or J5 (39 years!?).&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Also had to replace the AC condenser unit &amp;gt;$5,000. Is this category F?&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Finally, we have some items being depreciated that have been replaced or repaired prior to the end of the depreciation period (rental baths do not last for 27 years!).&amp;nbsp; What do we do with the prior depreciation schedule which was still ongoing when the next replacement was done to address a major issue?&amp;nbsp; (Same question applies to a loan cost amortization when we refinanced.)&lt;/P&gt;</description>

      <description>&lt;P&gt;39 yrs? Not for residential.....it's 27.5 at most and write off the balance of the replaced property when retired.&lt;/P&gt;</description>
