What state do you live in?

If the property taxes are not included on Form 1098, your local assessor where property taxes are paid would have record of payments made in 2019.

No, the real estate tax amount should automatically be included. The taxable value is different.

Before searching for the Taxable Value, keep in mind there are limits to the credit. The credit is not available if your household resources are greater than $60,000 or if the taxable value is more than $135,000, you are not eligible. In such an event, you could shortcut this whole exercise and enter $135,000 at your Check this entry point.

If you do think you are eligible or have been in the past, then you can find this information online. Otherwise, the taxable value is mailed to you annually from your city or township.

To find your taxable value of your principal residence online, follow these steps:

Go to: Michigan Municipal Directory

From there, enter your county

Next, scroll and click on your city or township

Enter your address

Click on your name or parcel ID

Scroll to General Information for 2020 and find your Taxable Value just below the Assessed Value

To see the directions yourself, go to 2020 MI-1040CR Instructions beginning on page 31.

It would appear that Line 9 is showing as the same amount as Line 10, real estate taxes. Instead, Line 9 should be the Taxable Value.

To get back to this entry in TurboTax, follow these steps:

From the left menu, select State

Continue and then by Michigan, select Edit

At Your 2020 Michigan taxes are ready for us to check, scroll to Credits and taxes and select Edit

Under Personal, home, and family credits, see Homestead Property Tax Credit and select Revisit

Take a look at Michigan credits and taxes and select Edit

Do you want to review your total household resources? select No

Do you want to review your homestead property tax credit entries? select Yes

Answer the questions until you get to the Enter Property Tax Information screen where you can enter the Taxable Value. You can look this up. It is not the same as property taxes. It is a value placed on the home itself. This value must be entered to determine if you qualify for the credit. If you follow the guidance step by step on the Online Tool for Michigan, you can find the Taxable Value. Otherwise, you would need to call your city or township assessor and ask them, "What is my property's taxable value?" If you do not own, but rent, then enter the total you paid for 12 months of rent.

I am a renter. I filled in the portion on the Property Tax Information form for my landlord and monthly rent. It's still insisting that I fill in a number for 2f, Taxable value of homestead. How am I supposed to know this as a renter?

To find your taxable value of your principal residence online, follow these steps:

Go to: Michigan Municipal Directory

From there, enter your county

Next, scroll and click on your city or township

Enter your address

Click on your name or parcel ID

Scroll to General Information for 2025 and find your Taxable Value just below the Assessed Value

That should solve your issue.

Thanks for your reply! Full disclosure: I'm doing these taxes for my son, and he says he doesn't remember getting such a letter. He called his apartment office to see if they had any idea. They couldn't help. Could I estimate by multiplying his monthly rent by 12 and inserting that number?

No. For Renters:

The credit is usually calculated based on 23% of the total rent paid, which is considered the "property tax equivalent."

Find the taxable value

Search online for city, Michigan property tax search

Search the Address: Enter the apartment complex address.

Find the "Taxable Value": Look for the 2025 Taxable Value (not the Assessed or State Equalized Value).
