    <description>&lt;P&gt;I have a rental.&amp;nbsp; In 2021, I built another single-family rental on the same property.&amp;nbsp; The man who rents house #1 did not pay rent in 2021 because he helped me build rental house #2.&amp;nbsp; Questions:&amp;nbsp; Do I still do a SCH E for rental #1?&amp;nbsp; Can I still deduct expenses for rental #1, even though I've had no rental income?&amp;nbsp; I am currently living in basement of rental #2, and the top floor is rented out, as of February, 2022.&amp;nbsp; Can I claim any 2021 expenses for building Rental #2 before my renter moved in last month?&amp;nbsp; My 2021 income exceeds the cut-off for the $25000 passive rental loss provision.&amp;nbsp; Your advice will be appreciated!&amp;nbsp; Thank you!&lt;/P&gt;</description>

      <description>&lt;P&gt;&lt;SPAN style="font-size:14px"&gt;&lt;SPAN style="font-family:Arial,Helvetica,sans-serif"&gt;Yes, you would still prepare a Schedule E for Rental #1.&amp;nbsp; From Pub 527: "If you receive property or services as rent, instead of money, include the fair market value of the property or services in your rental income. If the services are provided at an agreed upon or specified price, that price is the fair market value unless there is evidence to the contrary".&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/P&gt; 
&lt;P&gt;&amp;nbsp;&lt;/P&gt; 
&lt;P&gt;&lt;SPAN style="font-size:14px"&gt;&lt;SPAN style="font-family:Arial,Helvetica,sans-serif"&gt;Yes, you can still deduct expenses for Rental #1 because you do have rental income from services performed.&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/P&gt; 
&lt;P&gt;&amp;nbsp;&lt;/P&gt; 
&lt;P&gt;&lt;SPAN style="font-size:14px"&gt;&lt;SPAN style="font-family:Arial,Helvetica,sans-serif"&gt;The expenses for building Rental #2 will be the cost basis of the building that will be used for depreciation. This would include materials, subcontractors, building permits, utility hook-up, etc. This will include all out-of-pocket expenses.&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/P&gt;</description>
