There seems to be a bug with the rental property info section when I try to enter in my insurance premiums:

Under the 'EXPENSES / ASSETS (DEPRECIATION)', I enter a number for my insurance premiums and click continue, but the 'Insurance Premiums' section still says 'Not Started' and has a $0 amount. Is this a bug?

What other kind of insurance premium could there be then? It's either property insurance that you pay to an insurance company in case the property is damaged or destroyed, or mortgage insurance that you pay in case for some reason you default on the loan. While there could be other types of insurance, I'm certainly not immediately aware of any that would pertain to residential rental property.

Typically, mortgage insurance premiums are in box 5 of the 1098. Some lenders will list the property insurance as something like "Hazard Insurance" paid from escrow, elsewhere on the 1098 such as in box 10, or at the bottom of box 8.

Knowing exactly what specific insurance entry you are having an issue with, may help to narrow things down a bit.

I don't know if you're using the CD version or online version of the program. I'm using the CD version. Enter the homeowner's insurance in the "common expenses" section as shown in the screen shot below. See if that does the trick.

Because I am using an online version of the software, and not from a CD, the software is not identical to what you are using on a CD. My options to add this homeowners insurance premiums under expenses are as follows:

"Real estate taxes"

"Insurance premiums" <-- this is what's not working

"Mortgage interest"

"Management fees"

"Miscellaneous expenses"

"Other taxes"

"Repairs"

"Cleaning/Maintenance"

"Mortgage insurance"

"Utilities"

"Supplies"

"Vehicle"

"Professional and legal fees"

"Advertising"

"Commissions"

"Travel (not auto)"

"Other interest"

"Prior year nondeductible expenses"

"Indirect operating expenses"

Pretty sure the only place a homeowners insurance premium belongs is under "Insurance premiums" but that's where the bug is. Do you suggest I put it somewhere else from that list?

Sorry you never got help. Intuit doesn't make it easy to get help for software questions, do they? Fwiw, I deleted the rental property and re-entered it and it worked. On the second attempt I chose both "first time rental" and "converted from rental to personal" (since we only rented it out for February, and then our tenant bailed.)

It matters just "exactly" what kind/type of insurance you're talking about. Insurance reported in box 6 of the 1098 is called PMI (Private Mortgage Insurance) and is sometimes referred to as MIP (Mortgage Insurance Premium). This amount is entered in the same section where you enter the 1098 Mortgage Interest.

Now some lenders will report the property insurance (nothing to do with PMI/MIP) in box 10. They'll label it "insurance" or "Hazard Insurance" usually. This amount is *NOT* entered anywhere in the section where you enter the 1098. It's entered before you even get to the 1098 section of the rental expenses. As shown in the image already provided in this thread, one of the first two screens called "Enter Common Expenses" in the rental expenses section has a box labeled "insurance". That's where you enter the property insurance costs.
