topic How to show nominee distribution for 1099-S received for sale of commercial property in Get your taxes done using TurboTax

My sibling and I sold a commercial property that we owned 50/50 in 2025. The settlement company issued a 1099-S with my social security number but with both our names listed. I then issued a 1099-S to my sibling for half the proceeds.

I can enter the correct amount in the 4797 forms view (line1a). But can find no way to show detail for the 1099-S issued with my SS# and then the subtraction for the nominee distribution for the 1099-S that I issued to my sibling. TurboTax indicates the supporting schedule I can create for that line item is for my own documentation only and will not be transmitted in e-file.

Is there any way of inputting the detail for the two 1099-S’s in TurboTax Deluxe desktop?

Yes. The IRS is looking for the total on your return and then the subtraction for the nominee amount. The form 8949 is where this is expected but you are using Form 4797. Follow these steps to make it work:

Switch to Forms Mode

Your 1099-S should be entered with the full information and description of property.

You will enter the nominee portion as:

Description - nominee to sibling name and SSN. Your description here will match up with the IRS records.

enter the remaining fields at 50% belonging to nominee

Be sure that you filed the 1096 - the transmittal cover for the 1099-S with the IRS. Your description here will match up with the IRS records.

Amy, are you saying I should put the 1099-S detail in Form 8949?

There seems to be no way to enter the detail in forms mode for form 4797.

Thanks

No, you are using the 4797. I am trying to enter the nominee half and hitting the wall you hit. Putting in the nominee part is not working. You will have to file it with your half correctly and add a disclosure statement that you have a nominee for the rest of it. Instead, I am struggling with the disclosure form as well. There are quite a few. You may need to use Blank Form instead.

The first goal is for your tax return to be correct. Claiming your half correctly is priority. The IRS should be able to match up your form plus the nominee to understand the issue. The disclosure or blank form or nominee entry helps them identify the issue more quickly. Keep all of your proof together in case the IRS asks in a few years.

Thanks Amy -this confirms my conclusion. If I want to include a supporting statement for the nominee distribution, I'll have to mail in a paper copy of my return. And if I e-file, I need to be prepared to answer an IRS inquiry if they don't match up the two 1099's.
